This is the mandatory real estate continuing education course. Course content is changed each year in order to keep real estate agents and brokers current in subject areas such as contracts, environmental concerns, real estate rules, and zoning. As the real estate sales slow and sales prices drop you will encounter sellers who owe more on their mortgage than they can sell their home for. Did you know that it may be possible to sell a home when the net proceeds from the sale of the property are short of what the homeowner owes? It is and it is called a Short Sale. Short sales are a way to help your clients and turn a lose lose situation into a win win. In this course you will learn how to determine whom the key decision makers will be and how to contact them. You will learn what is required to get a Short Sale to closing and common Short Sale issues to avoid. Gain an understanding of how the "system" works so you don't get caught up in it. This class was intended for real estate agents working with Short Sale Sellers (listing). Just like a buyer had to qualify to get a loan, a Short Sale Seller must qualify for a Short Sale. What are the key questions that should be asked of the Short Sale seller to determine the degree of difficulty and the likelihood of closing. Approved 4-hour real estate elective #2979.

In this class we discuss the 2 negotiations in a short sale. The 1st negotiation is between the buyer and seller in coming to an agreement on completing the blanks on the newly revised Offer to Purchase and Contract. The 2nd negotiation is getting the lien holder(s) to agree to settle for less than what is owed and what will happen with the loss such as deficiency judgments, 1099, and credit reporting. GTCC will make a 100% refund of registration fees if you officially withdraw from class BEFORE the first class meeting. GTCC will refund 75% of the registration fee (of tuition only) if you officially withdraw from classes on the first day of classes OR before the class reaches the 10% point.
